Initially retained to upgrade building management system (controls) for the apartment, the mechanical team members noted that the original 1970s building make-up air system was not operational and providing poor temperature control. Upon agreement with Civida that the system had reached it’s end of serviceable life, the team members designed a new institutional heat-pipe energy recovery unit to provide make-up air for the building. Due to limited mechanical room space, the unit was a custom design and the ductwork carefully laid out to accommodate, including the use of exterior thermally insulated ductwork where necessary. Due to modern day codes, each individual suite has a requirement to be serviced by the make-up air unit and so the team members worked closely with Civida, the contractors, and the existing building conditions in order to route new ductwork into each suite. Completed in the summer of 2025 and considered a great success by Civida, the new ventilation system and building management controls will reduce utility costs, maintenance, and greenhouse gas emissions.
